Shoreham Airport: Commercial Building Survey of an Aircraft Hangar

Our client was preparing to agree terms on this commercial building at Shoreham Airport and needed a comprehensive commercial building survey report in order to do so.

Type of property:

This was a steel-framed, clear span aircraft hangar of approximately 2,200 ft² attached to a two-storey office building of reinforced concrete construction dating from the 1950s. The office section had been subdivided into separate office suites around a central entrance hall and provided approximately 2,500 ft² accommodation.

Services provided:

We carried out a commercial building survey and arranged for hydraulic access to view the roof. We reviewed the lease with regards to our client’s responsibilities for repair and maintenance, and issues relating to dilapidations. We also reviewed a landlord’s specification and outline schedule of works and included advice in our report.

Length of project:

We carried out the survey and issued the report 2.5 weeks after instruction.

Hydraulic access to inspect the roof

The hangar is a large building and we had to organise hydraulic access in order to inspect the roof. We contacted Facelift and arranged for them to be in attendance during the inspection with a suitably-sized vehicle. We also liaised with Shoreham Airport staff who brought in a fire crew escort so that we could have access ‘airside’ on the runway.

Reflections on the Shoreham Airport project

The aircraft hangar was an interesting building to survey and the unusual location and high-level hydraulic access with views over the airport added to the appeal.

The building has different structural elements which required special attention: large-span, steel-frame structure to the aircraft hangar and reinforced concrete to the office section.

It was a challenge to arrange full access externally but worth it to allow a thorough inspection.
